Where to buy land in Orense

The average price of urban land, just over €20/m², in the province is by far the lowest in Galicia and also in all of Spain. The cheapest land in Orense is in areas close to the capital. Therefore, the towns with the lowest prices are Xinzo de Limia with a minimum value of €1/m², as well as San Amaro with €1/m² as well, and Abruciños with €1.20/m². Other towns that have the cheapest farms, in terms of average value, are Santo Antoíño, Maceda, A Peroxa and A Groba.

Interestingly, the areas with the highest plot prices are more inland and far from the capital, such as Nogueira with €680/m², Coles with €130/m² and A Rúa with €80.6/m². They are followed by San Sebastián, Seoane de Oleiros, Barbadás, O Barco de Valdeorras, O Pereiro de Aguiar and Tarreirigo, with an average value of €12.9/m² and €75/m². In relation to developable land, it is more concentrated in the Orense capital, while urban land is more dispersed in the province.

One of the lowest land values in Galicia

The province of Orense is located in northwest Spain. It has an area that exceeds 720,000 hectares, that is, more than 24% of the total of Galicia. The influence of the Atlantic Ocean generates a climate characterized by mild temperatures and regular rainfall throughout the year. The territory finds its main characteristics in the deep valley of the river Sil and the mountainous area, which forms the natural border with Pontevedra. Its economy is based on the services sector, although the industry reinvents itself day by day to continue growing, to establish itself at the regional level.

Nature with the omnipresence of forestland

It is the only Galician province that lacks a coastline. With a rustic area that exceeds 500,000 hectares, its landscape can be divided into four reliefs: the summit peneplain, the interior peneplain, the low peneplain and the well-known Country of Valleys.

The land used for agriculture occupies more than 60,000 hectares, which represents more than 8% of the total territory. The predominant crops are cereals, especially wheat and rye; the chestnut tree and the vineyard. Corn and fruit trees also have some relevance.

The great protagonist of rustic land is forest land, with an area that exceeds 400,000 hectares. That is to say, more than 60% of the total of the province. It is divided into timber forest, open forest and woody forest. It is a land of great importance for Orense since it has a large extension and a high volume of forest exploitation, which supplies part of the industry of the province and Spain. For their part, meadows and pastures occupy more than 100,000 hectares, which translates into more than 15% of the total territory.

Emigration causes depopulation of rural territory

It is a place with a high rate of emigration to the big cities, which causes most rural areas to remain depopulated. It has been produced for more than 50 years, although in recent years it has been paralyzed to a certain extent. Therefore, the main population centres are concentrated in the largest municipalities, which exceed 1,000 hectares in size and concentrate more on residential land. The towns of Orense, Verín, Barco de Valdeorras and Carballiño stand out. In its totality, the urban area occupies more than 20,000 hectares and the developable plots an area that exceeds 10,000 hectares.

An industry seeking to establish itself

The pillar of the economy of Ourense is the service sector. However, the province's industry seeks to consolidate in Galician territory, where the agri-food, wine, textile, electricity and energy industries stand out, as well as chemicals, logistics and transport. It has more than 1,000 hectares of industrial plots, distributed in more than 15 polygons. Despite all this, it has less weight in the autonomous community.

Orense, profitable and interesting investment possibilities

It stands out for the irregularity in its population distribution, which is concentrated in large cities. In turn, its forest land plays a very relevant role, since it generates a high volume of production, which supplies the province, the autonomy and part of the country. In short, it is a place of great investment opportunities, since it registers one of the highest average land values in Spain and has a developed agricultural and services sector.
